Graves Hospitality plans to build a six-story luxury apartment or condo* building at the northeast corner of 31st & Holmes, with a “quality sit-down restaurant” on the first floor.
The restaurant and nine residential units would be developed by Jim Graves, owner of the site at 3041 Holmes Ave.
“It is going to be a very high-end, very luxury project,” said Ben Graves, president of Graves Hospitality.
Graves said the project would likely feature condominiums, though the units are called “apartments” in a neighborhood notice — in New York, units for-sale or for-rent are both called apartments, he said.
“We’re not 100 percent decided,” he said. “We’re going into the project assuming it’s condos. It could go either way.”
The site is currently home to a parking lot and a two-story residence. The developer would seek city approval to build up to 80 feet, above the currently allowed 56 feet. The project would also need city approval to rezone the site from multifamily residential to commercial.
Graves Hospitality and Collage Architects will present their plans on Monday, June 15 at 7 p.m. at Calhoun Square, 3001 Hennepin Ave., in the vacant first-floor space next to Blush.
