Sheridan Avenue condos get the green light

Three Linden Hills houses will come down in June for construction of a four-story condo building with three units and underground parking at 4255-59 Sheridan Ave. S.

The city’s Planning Commission approved the plans in March, and the Linden Hills Neighborhood Council Zoning Committee voted to “not oppose” the project. Demolition is expected to begin in early June.

The design features cedar siding, an elevator, and rooftop space for the third-floor penthouse owner. The project received a conditional use permit from the city to build above the site’s 2.5 story height limit as part of the Shoreland Overlay district.

Early plans called for 10 units, but the developer scaled back the project in response to neighborhood concerns.

Developer Paul Blomquist, who currently lives on the site and plans to live in the new building, said he has a list of potential buyers, and is still taking requests.
