After a string of revisions, the City Council has approved the site plan for Le Parisien Flats and Marketplace - a mixed-use condo with a French feel proposed for 2301-2309 Lyndale Ave. S.
Community Planning and Economic Development (CPED) had recommended that the City Planning Commission (CPC) deny the site plan.
The Council's Zoning and Planning Committee previously approved a gable-style mansard roof, a maximum height of 52 feet and variances to reduce the backyard setback from 13 feet to zero and from 13 feet to seven feet along the north interior lot line.
Prior to that, the Planning Commission approved rezoning and conditional-use permits for a shopping center, 13 residential units and a five-story building. The current proposal for the five-story building by Velocity Investments includes a dry cleaning outlet, retail bakery, wine bar and green roof patio.
The building will feature French-inspired details such as a vaulted ceiling, peaked roof and a sidewalk caf.
Velocity's Mark Dzuik, the developer who designed the marine-blue retail building at Lyndale Avenue & I-94, will be the building's landlord and retail manager. Velocity is still fine-tuning some of the project's details.
