The vacant Tonka Cleaners building, 3148 Hennepin Ave. S., is getting demolished and replaced with a three-story, mixed-use building, said owner Anne Hoffman.
A demolition date has not been set, she said.
The new building will have 1,150 square feet of first-floor retail, she said. The upper two floors will be the new 2,800-square-foot home for Hoffman and her husband. The second floor will have 2,000 square feet; it will overhang the first floor and provide covered parking.
Hoffman is negotiating with a potential retail tenant, but the lease was not signed, she said. She declined to disclose construction costs.
She had the property tested for soil contamination and it is "all clean," she said.
The building has the "Blue Ribbon Dry Cleaners & Shirt Launderers" marquee. Hoffman bought the property four-and-a-half years ago but later moved the business to Calhoun Village, she said. The building has stood empty for at least two years.
